Report a problem
If your Dallas rental has no working AC in a room you live, sleep, eat, or cook in, here's how to report it.
- 1
Tell your landlord in writing
Send the repair request to your landlord or property manager, and keep a copy. FOX 4 Dallas advises renters who aren't getting relief from their landlord to call 311, so start with the landlord and keep a record.
- 2
Contact Dallas 311
Dial 311 from inside the city, or (214) 670-3111 from outside it. You can also file online.
- 3
Code Compliance responds
An inspector checks the property, and the owner can be given a notice or citation. FOX 4 Dallas reports landlords out of compliance can face fines of up to $2,000 per day.

If it isn't fixed in 72 hours
Once the owner has a notice or citation, the code gives 72 hours to repair. If it isn't repaired, and the daytime high at Dallas Love Field is 95°F or above for three days in a row after the notice or citation, the owner must provide alternative housing that meets the standards.
What can stop a citation
- Diligent repair effortsIf the owner shows the City's director diligent efforts to repair, the City doesn't issue a notice or citation.
- Causes beyond the owner's controlAn act of nature or another cause beyond the owner's reasonable control is a defense.
- Over 110°F outsideIt's a defense if at least one habitable room is 85°F, measured 3 feet above the floor and 2 feet from the exterior walls.
